A clinic is one of the hardest small fit-outs to get right. Patients describe symptoms through the wall. Staff wipe surfaces down every day. Trolleys and wheelchairs scrape the corridors, and the landlord, the building manager and the health authority all have a say before you open.
That is why the gypsum partition wall you pick for a GP, dental, aesthetic or specialist clinic should change from room to room. A plain single-board wall is fine for a store. It is the wrong choice for the room where a doctor delivers a diagnosis.
This guide is for clinic owners and practice managers planning a fit-out in KL or Selangor. It covers which build-up suits each room, how much sound privacy to expect, the fire and approval rules that touch your walls, and what a typical partition package costs. For the full range of systems we build, see our gypsum partition service page.
First, the short video below explains the three things that make a stud wall quieter: mass, insulation and decoupling.
Watch: what actually makes a stud wall soundproof
A clear explanation of the main ways to improve the sound insulation of a stud wall, including extra board layers, mineral wool in the cavity and sealing gaps. These are the same principles behind a private consultation room.

1Why Clinic Walls Are a Different Brief
Quick Answer: Clinic walls must keep conversations private, survive daily cleaning, take knocks from trolleys and meet fire rules for the building. An office wall only needs to divide space. Gypsum board on a metal stud frame handles all four jobs, but only when the board grade, insulation and wall height are chosen for each room.
Most clinics move into a shoplot, a mall unit or an office floor that was never designed for healthcare. Brick walls are slow, heavy and messy to build inside an occupied building. Dry partitions go up in days, weigh far less and are easier to get approved by building management.
The trade-off is that a light wall has to be specified properly. Four demands set a clinic apart from a normal office:
- Speech privacy. Patients need to talk freely without being overheard in the waiting area or the next room.
- Cleanability. Walls are wiped with disinfectant often, so joints must stay sealed and the surface flat.
- Durability. Wheelchairs, beds and equipment trolleys hit corridor walls at hip and skirting height.
- Compliance. Escape routes, shared walls and some rooms may need a fire rating, and the clinic layout itself goes through health-authority registration.
Our Hypro crew has built partitions for clinics across the Klang Valley, and the brief almost always starts with these four points rather than with price.

2Which Gypsum Partition Wall Suits Each Clinic Room?
Quick Answer: Use an acoustic gypsum partition wall with rockwool and double board for consultation and counselling rooms. Use moisture-resistant board where there is a sink or wet cleaning, and a double-layer or cement board wall on busy corridors. Fire-grade board goes where a rating is required, and stores need only a standard single-layer wall.
| Clinic room | Suggested build-up | RM / sq ft installed | Main reason |
|---|---|---|---|
| Consultation, counselling, doctor’s room | Rockwool-insulated acoustic partition, double board, full height to slab | RM 14 – 20 | Speech privacy |
| Treatment, procedure, dental surgery | Moisture-resistant board, double layer, rockwool where privacy matters | RM 13 – 20* | Sinks, splashes, wet cleaning |
| Corridors and patient routes | Laminated double-layer board, or cement board at the lower section | RM 12 – 24 | Trolley and wheelchair impact |
| Walls on escape routes or shared with neighbours | 1-hour fire-rated drywall partition | RM 14 – 18 | Fire rating where required |
| Dispensary, store, staff pantry | Standard single-layer gypsum board partition | RM 9 – 13 | Simple division, lowest cost |
Rates follow Hypro’s gypsum and fire-rated partition price lists, KL and Selangor, 2026. *The moisture-resistant figure is an indicative estimate. Doors, vision panels and firestopping are quoted separately.
The most common mistake is one wall type everywhere. Owners either pay acoustic rates for the store room or, more often, put a plain single-board wall around the consultation room and discover the problem on opening week.
Board thickness and stud size also affect how tall and stiff each wall can be, which matters if you plan to hang monitors or wall cabinets. Our guide to gypsum partition wall thickness and height limits covers those numbers.
3How Private Is a Gypsum Consultation Room?
Quick Answer: A single board each side with an empty cavity lets normal speech through. Adding rockwool helps, and a double board each side with rockwool usually makes normal conversation unintelligible next door. The wall only performs if it runs to the slab above the ceiling and the door is sealed, because sound takes the easiest path around.
| Build-up | Indicative rating (Rw, dB) | Rating scale | Normal speech next door |
|---|---|---|---|
| Single board each side, empty cavity | 33 – 38 |
|
Clearly heard, often understood |
| Single board each side, rockwool | 40 – 45 |
|
Heard as murmur, some words |
| Double board each side, rockwool | 48 – 55 |
|
Generally not understood |
| Any of the above stopped at ceiling level | Drops sharply on site |
|
Leaks over the top through the void |
Indicative estimates based on typical laboratory ranges for these build-ups. Real rooms usually perform a few decibels lower because of doors, ducts and gaps.
Three details decide whether a consultation room stays private:
- Take the wall to the slab. A wall that stops at the false ceiling lets voices travel over the top through the void.
- Treat the door. A hollow door with a gap underneath undoes a good wall. Ask for a solid-core door with perimeter and drop seals, supplied by your door or joinery trade.
- Seal every penetration. Power points placed back to back, unsealed pipe holes and air-con ducts running between rooms all carry sound.
For more on what gypsum can and cannot block, read whether a gypsum partition is soundproof. An acoustic ceiling in the waiting area also helps by soaking up general noise before it reaches the doors.
4Treatment Rooms, Wet Areas and Busy Corridors
Quick Answer: Where a room has a basin, splash zone or wet mopping, use moisture-resistant board or cement board behind tiles. On corridors, add a second board layer or cement board at the lower section so trolleys do not dent the wall. Plan backing for wall-mounted equipment before boarding, not after.
Standard gypsum board soaks up moisture and softens if it stays wet. That is a problem behind a scrub sink or in a dental surgery that is wiped down between every patient. Moisture-resistant board handles splashes, while cement board is the right base anywhere you plan to tile.
Impact is the other quiet failure. A single-board corridor wall will show dents and cracked corners within months of daily wheelchair and trolley traffic. Our recommendations:
- Double-layer board on main patient corridors, with joints staggered so knocks spread across two layers.
- Cement board at the lower section where beds or heavy equipment move every day.
- Timber or metal backing inside the wall for monitors, dental units, wall cabinets, grab bars and dispensers. Mark their positions on the layout before the second side is boarded.
- Corner protection on external corners, which take the most hits.
Some rooms carry special requirements that sit outside a normal partition package. An X-ray or imaging room, for example, needs radiation shielding designed by a qualified radiation protection specialist. We build the partition to carry that specification and coordinate with the shielding supplier rather than supplying it ourselves. Plumbing, medical gas and electrical work inside our walls are handled the same way, by your licensed trades.
5Fire Ratings and Clinic Approvals That Affect Your Walls
Quick Answer: Walls along escape routes, around stores of flammable items and between your unit and the neighbours may need a fire rating, depending on the building and your consultant’s design. Private clinics must also be registered with the Ministry of Health before opening, so the approved layout should be final before partitions go up.
Fire requirements come from the Uniform Building By-Laws and are checked by the Fire and Rescue Department of Malaysia (Bomba). Your architect or fire consultant decides which walls need a rating. The partition contractor’s job is to build a tested system exactly as specified, including sealed joints, fire-rated doors by the door supplier, and firestopping around every pipe and cable.
On the health side, private medical and dental clinics are registered under the Private Healthcare Facilities and Services Act 1998 (Act 586), administered by the Ministry of Health. The room layout you submit should match what gets built. Moving a wall after registration paperwork is prepared can mean redrawing and resubmitting.
Clinics in shopping centres face a third layer: the mall’s own fit-out rules, deposits and inspection points. Our sibling guide on what malls require for a drywall partition fit-out covers that process. For rating levels, see 1-hour vs 2-hour fire-rated partition walls, and our fire-rated partition page for the systems we install.

6What a Clinic Gypsum Partition Package Costs
Quick Answer: For a 1,500 sq ft GP clinic with two consultation rooms, a treatment room, a dispensary and a rated corridor wall, the partition walls alone come to roughly RM27,500 to RM37,700 installed. Doors, vision panels, firestopping and after-hours labour are priced on top as separate lines.
| Zone | Wall area (sq ft) | Build-up | Installed cost (RM) |
|---|---|---|---|
| 2 consultation rooms | 900 | Acoustic, rockwool, double board | 12,600 – 18,000 |
| Treatment room | 400 | Moisture-resistant, double layer | 5,200 – 6,800 |
| Corridor wall on escape route | 500 | 1-hour fire-rated drywall | 7,000 – 9,000 |
| Dispensary and store | 300 | Standard single layer | 2,700 – 3,900 |
| Total walls | 2,100 | Mixed specification | 27,500 – 37,700 |
Modelled scenario, Klang Valley, 2026, assuming 10 ft wall height and normal working hours. Acoustic, fire-rated and standard rates follow Hypro’s published price ranges; the treatment-room rate is an indicative estimate.
The same clinic built with a standard single-board wall everywhere would cost less, roughly RM18,900 to RM27,300 for the same 2,100 sq ft. That gap of roughly RM8,600 to RM10,400 is what buys private consultation rooms, splash-proof treatment walls and a compliant corridor.
Items that sit outside the per-square-foot rate and should appear as their own lines:
- Doors and frames, including solid-core acoustic doors and any fire-rated doorsets.
- Vision panels in treatment room doors or walls.
- Firestopping at each pipe and cable opening through a rated wall.
- After-hours labour if the mall or building restricts noisy work to nights.

7How Long Clinic Partition Work Takes
Quick Answer: For a 1,500 sq ft clinic, the partition work itself usually takes about two weeks on site, but the full run from layout to paint-ready walls is closer to four to five weeks once approvals and other trades are included. The fastest projects lock the layout before anyone books a start date.
| Stage | Wk 1 | Wk 2 | Wk 3 | Wk 4 | Wk 5 |
|---|---|---|---|---|---|
| Site survey and wall schedule | ■ | ||||
| Landlord or mall drawing approval | ■ | ■ | |||
| Stud framing and first-side boarding | ■ | ||||
| Services first fix inside walls (other trades) | ■ | ||||
| Rockwool, second side, skim coat | ■ | ||||
| Ceiling close-up, inspection, handover | ■ |
Indicative estimate, Klang Valley, 2026, normal working hours. Mall night-work restrictions or late layout changes extend each stage.
The order on site matters more than the speed:
- Survey and agree the wall schedule, listing the build-up, height and backing needed for every wall.
- Get the drawings approved by the landlord or mall, and keep them matched to your clinic registration layout.
- Frame and board one side so your electrician and plumber can run services inside the cavity.
- Inspect the open walls to confirm backing, sockets, pipes and firestopping are in place.
- Insulate, board the second side and skim to a smooth, paint-ready finish.
- Close the ceiling and hand over, ready for painting and joinery by your fit-out team.
Step four is the one most often skipped when the opening date is close. Once the second side is on, adding a missed socket or grab-bar backing means cutting into a finished wall. The installation steps in more detail are in our guide to gypsum partition wall installation.
8Conclusion
The right gypsum partition wall for a medical clinic is really four or five different walls, each matched to what happens in the room.
Put acoustic, double-board walls built to the slab around consultation rooms. Use moisture-resistant or cement board where water and tiles are involved, and toughen the corridors. Let your consultant decide which walls need a fire rating, and lock the layout against your registration drawings before work starts. Budget room by room, and check the open walls before they close.
Get those decisions right at the drawing stage and the walls will quietly do their job for as long as the clinic runs.
9Frequently Asked Questions
1. Is a gypsum partition wall suitable for a medical clinic?
Yes. Gypsum board on a metal stud frame is widely used in clinics because it is quick to build, light and easy to get approved. It must be specified by room: acoustic build-ups for consultation rooms, moisture-resistant board for wet areas and fire-rated systems where required.
2. How do I make a clinic consultation room soundproof?
Use double gypsum board on each side with rockwool in the cavity, and run the wall to the slab above the ceiling. Then seal all gaps and penetrations and fit a solid-core door with seals. Missing any one of these lets speech leak through.
3. How much does a gypsum partition wall cost for a clinic in KL?
In KL and Selangor, a standard wall costs around RM9 to RM13 per sq ft installed. A rockwool acoustic wall runs RM14 to RM20, and a 1-hour fire-rated wall RM14 to RM18. Doors, vision panels and firestopping are quoted separately.
4. Can gypsum partitions be used in wet treatment rooms?
Yes, with the right board. Moisture-resistant gypsum board handles splashes around basins and wet cleaning. Where the wall will be tiled or stays damp, cement board on a heavier frame is the better choice.
5. Do clinic partitions need to be fire-rated?
Not every wall. Walls on escape routes, shared walls with neighbouring units and some store rooms may need a rating, depending on the building and the consultant’s fire design. Bomba requirements apply, and the rated system must be built exactly as tested.
6. How long does partition work take for a new clinic?
For a clinic of about 1,500 sq ft, the partition work usually takes around two weeks on site. Allow four to five weeks from survey to paint-ready walls once approvals and other trades are included.
