In a coworking space, the office partition wall is part of what you sell. Every private office, phone room and meeting room has a price on it, and the walls decide how many rooms fit, how quiet they are and how they look on a viewing.
That makes the choice different from a normal company fit-out. A single tenant builds walls for one team. A coworking operator builds walls for members who arrive, grow, shrink and leave, often inside a lease that ends with the floor handed back bare.
This guide is for operators and landlords planning a flexible workspace in KL or Selangor. It covers which system suits each room, where glass works and where it lets members down, what a typical centre costs, and how to plan for churn. For the full range of systems we install, see our office partition page.
First, the video below walks through a real coworking business plan, including how the floor layout drives revenue per square metre.

1Why Coworking Partitions Work Differently
Quick Answer: In a coworking space, partitions are inventory. They set how many private offices you can sell, how private each one feels, and how fast you can resize rooms when a member grows. A layout that suits one company’s org chart rarely suits a centre that sells rooms by the seat, month by month.
Three things change when the person paying for the walls is an operator rather than an occupier:
- Every room competes on privacy. A member paying for a four-person office expects to take a sales call without the next office hearing it. Complaints about noise are the fastest route to churn.
- The corridor is a showroom. Prospects walk the floor before they sign. Glass fronts that show busy, well-lit offices help sell the empty ones.
- Room sizes change. A two-person office becomes a six-person office when a member hires. Walls that are easy to move protect revenue during that change.
So the brief becomes a mix of systems, with an office partition wall type matched to each room. Our office divider ideas for hot-desking cover the open-desk zone. This guide focuses on the enclosed rooms that earn most of a centre’s income.

2Which Office Partition Wall Suits Each Coworking Room?
Quick Answer: Use insulated drywall between private offices, framed glass on corridor fronts, solid acoustic walls around phone rooms, glass for meeting rooms that face the lounge, and an operable wall where an event space must split. The open desk zone usually needs no full-height office partition wall at all.
| Room type | Usual system | RM / sq ft installed | Why |
|---|---|---|---|
| Private office, side walls | Gypsum drywall with rockwool | RM 8 – 14 | Best privacy per ringgit between paying members |
| Private office, corridor front | Aluminium-framed glass | RM 28 – 45 | Daylight inward, open feel on tours |
| Phone and focus rooms | Insulated drywall, solid door | RM 8 – 14 | Small rooms need the most sound control |
| Meeting and board rooms | Frameless or framed glass front | RM 28 – 70 | Premium look for hourly bookings |
| Event or training room | Operable wall | RM 80 – 140 | Splits into two rooms, rejoins for events |
| Hot desk and lounge | Half-height divider or none | Varies | Keeps the open zone social |
Base rates from Hypro’s office partition price list, KL and Selangor, 2026. Doors, hardware and making good are priced separately.
The common mistake is glass on every side of every office. It photographs well, but members in a glass box on three sides feel watched and hear their neighbours. Keep glass to the corridor face and use solid drywall partitions between offices.
Phone rooms are the opposite case. They are tiny, used for calls all day, and sit next to desks. Treat them as the most demanding rooms on the floor, not the cheapest.
3Glass or Drywall for Coworking Private Offices?
Quick Answer: Drywall with rockwool and a sealed head blocks more speech than single glass, at about a third of the price. Glass wins on light and on how the floor sells. For most centres the answer is both: drywall between offices, glass on the front, and attention to the gaps where sound actually escapes.
| Build-up | Sound reduction | Approx. dB | Next door hears |
|---|---|---|---|
| Single glass, 10 mm, door gaps | 28 – 32 | Normal speech, often clearly | |
| Laminated acoustic glass, sealed | 34 – 38 | Raised voices, muffled | |
| Single-layer drywall, empty cavity | 33 – 36 | Speech, muffled | |
| Drywall with rockwool, to slab | 42 – 46 | Loud speech, faintly | |
| Double-board drywall with rockwool, to slab | 48 – 52 | Very little |
Indicative estimates for well-built walls, 2026. Real results depend on door seals, the ceiling above and how the wall meets the slab and the window mullions.
The weak point of an office partition wall is rarely the board or the glass itself. Sound leaks through three places:
- Above the ceiling. A wall that stops at the ceiling tiles lets voices travel over it through the void. Office side walls should run to the slab.
- Door gaps. A glass door with open edges undoes a good wall. Use drop seals or a solid door on phone rooms.
- Window junctions. Where a wall meets the curtain wall, a small gap carries speech to the next office.
Our guide to office partition wall soundproofing covers these details further, and the full versus half height guide explains when a wall must go up to the slab. The same glass-versus-privacy trade-off shows up in fitness venues, as our sibling guide on glass partitions for gyms and studios explains.
4How Much Do Coworking Space Partitions Cost?
Quick Answer: For an illustrative 5,000 sq ft centre with about 14 private offices, two meeting rooms and a splittable event room, partition walls alone come to roughly RM120,000 to RM200,000. Glass and the operable wall take about three-quarters of that, even though drywall makes up most of the wall area.
| System | Wall area (sq ft) | RM / sq ft | Cost range (RM) | Share of budget |
|---|---|---|---|---|
| Drywall office and phone room walls | 3,780 | 8 – 14 | 30,240 – 52,920 | ~26% |
| Aluminium-framed glass fronts | 1,620 | 28 – 45 | 45,360 – 72,900 | ~37% |
| Frameless glass, meeting rooms | 540 | 40 – 70 | 21,600 – 37,800 | ~19% |
| Operable wall, event room | 270 | 80 – 140 | 21,600 – 37,800 | ~19% |
| Total partition walls | 6,210 | – | 118,800 – 201,420 | 100% |
Illustrative estimate using Hypro’s 2026 base rates and a 9 ft wall height. Shares use the midpoint of each range. Excludes doors, hardware, ceilings, M&E and demolition.
The split matters more than the total. Drywall is about 60% of the wall area but only around a quarter of the cost. That is why keeping glass to the fronts saves real money without hurting the look.
Doors are the other big line. A centre with 20 or more rooms has 20 or more doors, locks and closers, and access-control hardware adds to that. Our office partition cost guide breaks down how doors, height and building rules move a quote.
5Planning Partitions for Member Churn and Room Changes
Quick Answer: Members will ask to merge or split offices. A grid-based layout, with walls on regular module lines and ceilings and lights that do not depend on any one wall, lets you resize rooms over a weekend. Without that planning, each change means demolition, patching and a room off the market.
| Wall being removed | Rooms off the market | Rework needed | Material reused |
|---|---|---|---|
| Drywall, not grid-planned | 4 – 7 days | Ceiling, floor, paint, power points | None |
| Drywall, grid-planned | 2 – 3 days | Floor and paint touch-up | Some studs and track |
| Aluminium-framed glass | 1 – 2 days | Track caps, sealant | Most panels and frames |
| Operable wall | None | None | All panels |
Indicative estimates for KL and Selangor coworking floors, 2026. Darker cells mean more disruption. Times assume weekend or after-hours work.
Operable walls are too costly to use between every office. For the standard office partition wall, the cheaper fix is to plan for change from day one:
- Set a planning grid. Line walls up with the window mullions and ceiling grid so any wall can come out cleanly.
- Run the ceiling and flooring through. If carpet and ceiling are continuous under the walls, removing one leaves no gap to patch.
- Keep services off movable walls. Power and data on the window wall or floor boxes means removing a partition does not cut a circuit.
- Use framed glass on lines likely to move. Rows of small offices that may merge suit glass, which can be taken down and reused.
Ceilings, flooring and power belong to other trades, so agree this grid with your designer and M&E contractor early. Our framed versus frameless glass guide explains which glass systems are easiest to move.

6Landlord Rules, Fire Safety and Reinstatement
Quick Answer: A coworking floor with many small rooms changes escape routes, sprinkler coverage and smoke detection, so the landlord and the building’s consultant usually review the layout first. Some corridor or riser walls may need to be fire-rated. And most leases require the floor to be reinstated at the end, which affects which walls are worth building.
Coworking layouts create more enclosed rooms per square foot than almost any other office. That has three knock-on effects:
- Fire services. Each new room may need its own sprinkler head and smoke detector. That work belongs to a qualified fire protection contractor, coordinated with the partition and ceiling teams, and may need approval through the building’s consultant and Bomba.
- Escape routes. Long internal corridors between offices can become protected routes. Where a wall is part of that route, a tested fire-rated partition system is used instead of ordinary board.
- Reinstatement. Many landlords want the floor returned to bare shell when the lease ends. Every office partition wall you build is one you may pay to remove.
Get the landlord’s fit-out rules and reinstatement clause before the design is fixed. Our sibling guide on planning office partitions for a new office lease covers what to check in those documents.
7Conclusion
The right office partition wall for a coworking space depends on the room. Insulated drywall to the slab between private offices and around phone rooms. Framed glass on corridor fronts so the floor sells itself. Glass meeting rooms where they face the lounge, and an operable wall only where a room genuinely needs to split.
Plan the layout on a grid so rooms can be resized without a week of rework, and settle fire services and reinstatement with the landlord before the walls go up. Get those decisions right and the partitions keep earning long after opening day.

8Frequently Asked Questions
1. What is the best office partition wall for a coworking private office?
Insulated gypsum drywall to the slab between offices, with an aluminium-framed glass front on the corridor side. The drywall gives members privacy from their neighbours, and the glass brings in light and helps the floor look busy on tours.
2. Are glass partitions soundproof enough for coworking offices?
Single glass usually lets normal speech through, especially around door gaps. Laminated acoustic glass with seals does better, but insulated drywall to the slab still blocks more speech for less money. Use glass on fronts rather than between offices.
3. How much do partitions cost for a coworking space in KL?
Hypro’s 2026 rates run RM8 to RM14 per square foot for drywall, RM28 to RM45 for framed glass, RM40 to RM70 for frameless glass and RM80 to RM140 for operable walls. An illustrative 5,000 sq ft centre comes to roughly RM120,000 to RM200,000 for walls alone, before doors.
4. Should coworking phone rooms use glass or drywall?
Drywall with rockwool and a solid or well-sealed door. Phone rooms are small, used for calls all day and usually sit beside desks, so they need the best sound control on the floor. A small glass panel in the door is enough for visibility.
5. Can coworking partitions be moved when members change rooms?
Framed glass and operable walls can be taken down and reused. Drywall can be removed cleanly if the layout was planned on a grid, with ceilings, flooring and power running through. Without that planning, each change needs patching and repainting.
6. How long does a coworking partition fit-out take?
A small office suite typically takes one to two weeks of partition work, and a full floor two to four weeks, depending on the room count, glass lead times and whether the building only allows noisy work after hours.
